Are you Realtors® who just want to list my house?
LODGIC1 LLC consists of a group of real estate investors that buys properties from people like you in neighborhoods just like yours. We’re NOT Realtors® and we’re NOT associated with any real estate agency. We are not going to list your house; we want to buy your house and may be able to do so quickly!
What kind of houses do you buy?
We buy houses in any location, condition or any price range.
What do you mean by "any condition"? What if my house needs renovation?
We will buy your house in that condition, you do not need to do any more repairs!
What if my property has Health Department violations or is condemned?
Absolutely no problem! We are going to buy your house in that condition, even if it has demolition orders scheduled.
Do you deal in higher priced properties?
Absolutely yes, we can work with any seller who needs to move a property quickly for any reason and in any price tag.
How do you determine the price to offer on my house?
Wonderful question, we look at the position where the property is located, the necessary renovation needed the present condition of the property and the values of similar properties sold in that location recently. As you are aware, the values of a house have taken a large hit in the last 10 years and most regions still have not seen prices come back up. We consider a lot of details and conclude with a reasonable price that will work out well for both of us.
What if I am unable to make my payments or in foreclosure, can you help?
Yes, if you call or contact us now, we may be able to help you out with back payments and stop the foreclosure process.
What do you charge for your services?
Unlike Realtors®, we are not going to charge or commission you when we buy your home!
If I submit your Seller Questionnaire, when will you contact me?
As soon as we receive your Seller Questionnaire, we will assess your information and get back to you immediately (within 24-48 hours depending on the time you submit your information). On the other hand, if you do not receive our feedback on time, please give us a call to be sure we received your information.
Is it better to call or contact you via your online Seller Questionnaire?
That is really up to you. However, we do think it would be easier for you if you complete our Seller Questionnaire first, then we can assess your information, research your property, and then discuss all the details with you when we contact you. Do you pay for referrals if I lead you to another house that you buy?
Yes definitely! Even though you are not interested in selling your property, you might have friends or relatives who do, please try to refer us to them or tell them to give us a call. Is there any obligation when I submit my details?
There are absolutely no obligations for you. Once you tell us some information about your property, we will examine it, maybe we get in touch with you to find out other details, and provide you with a good cash offer that is reasonable for both parties. From there, the choice is yours whether or not you will like to sell your property to us… and we won’t bother you, won’t embarrass you. It is 100% your decision and we will let you choose what is right for you.
